Boiler repair & replacement, Saugus to Boston
Service, repair and full replacements, with 24/7 emergency service when the heat goes out.
Heat is not optional in January. Shane services and replaces high-efficiency boilers — cast iron and mod-con, multi-zone systems with indirect tanks, Combi units that handle heat and hot water on one box. When a boiler dies in a cold snap, call: emergency service is 24/7.
What we handle
Annual cleaning and service
Combustion analysis, electrode check, low-water cutoff test, fault code clearing. A clean boiler runs longer and uses less fuel. We tell you straight what's wear-and-tear vs. what's about to fail.
No-heat emergency
Pilot out, ignitor failed, circulator stuck, zone valve, aquastat, low water. Most fixes are same-visit.
Full replacement
Cast iron pull-and-swap, mod-con upgrade, Combi conversion. We size based on a Manual-J load, not the nameplate of the unit that died.
Indirect-fired hot water tank
Paired with the boiler for unlimited hot water at high efficiency. Better than a standalone tank for most multi-bath homes.
Multi-zone systems
New zone added for an addition or finished basement. Zone valve, thermostat, piping, controls — done right the first time.
Questions homeowners ask about boilers
Should I repair or replace my boiler?
Repair makes sense when one part has failed on a boiler that is otherwise sound: an ignitor, circulator, zone valve, aquastat or low-water cutoff, for example. Replacement is worth discussing when a boiler keeps breaking down, leaks at the boiler body, or is old enough that parts are hard to find. Older boilers also tend to burn more fuel than modern high-efficiency models. Send a photo of the boiler and its data label and describe the symptom or fault code so the quote starts from the right equipment.
What is the difference between a cast iron, mod-con and combi boiler?
- Cast iron: the traditional heavy-section boiler, common in older homes.
- Mod-con (modulating condensing): adjusts its output to the demand and recovers extra heat from its exhaust, which needs a condensate drain and plastic venting.
- Combi: heats the house and makes domestic hot water from one unit, with no separate tank.
- Indirect tank: a separate insulated hot water tank heated by the boiler, so the boiler supplies the hot water too.
Which one is right depends on your house, your fuel and your hot water use, so say what you have and what you want when you send your request.
What affects the cost of a boiler replacement?
- The boiler type and size, and whether you are keeping the same fuel.
- Venting and chimney changes, which depend on the type of boiler.
- How many heating zones you have, and the thermostats, valves and controls that go with them.
- Whether you want an indirect hot water tank with it.
- Removal of the old boiler, and any permit the job calls for.
Prices depend on the job, so none is published; ask Shane for a quote. If you have no heat right now, see the emergency page.
How often should a boiler be serviced?
Annual cleaning and service is the usual routine, and it is part of what Shane offers: a clean boiler runs longer and uses less fuel. Book it before the heating season rather than during a cold snap.
For a faster quote. Send with your request: a photo of the boiler and its data label, your fuel (gas or oil), roughly how old it is if you know, the number of heating zones, and any fault code or symptom.
