Water heater repair & replacement in Saugus & the North Shore
Tank, tankless, gas, electric, power-vent. Repair when it can be repaired, replacement when it cannot.
When a water heater fails it's almost never convenient. Shane replaces the common 40 and 50 gallon gas and electric tanks, power-vent units and tankless rough-ins: the old unit out, the new one set in and the lines connected.
What we handle
50-gallon tank, gas or electric
Standard residential replacement. Most homes in Saugus, Lynn, and Revere run a 40 or 50-gallon atmospheric or power-vent tank. Shane installs both.
Power-vent installation
Necessary when there's no natural draft chimney or when an existing vent doesn't meet code. Power-vent units run quiet, vent through PVC, and last 8–12 years on average.
Tankless conversion
Endless hot water, smaller footprint, longer service life. Right answer for some homes — not all. We'll walk through whether your gas line, venting, and water hardness make tankless the better economic call.
Leaking tank, no hot water, pilot won't light
Diagnose first. If it's a thermocouple, control board, or element — repair. If the tank is rusted through, replacement is the only honest answer.
Removal and disposal of the old unit
Pulled, drained, hauled away. No leftover hardware in your basement.
Questions homeowners ask about water heaters
Should I repair or replace my water heater?
A tank that is leaking from the tank itself, or rusted through, can't be patched, so that is a replacement. Problems like a pilot that won't stay lit, a failed thermocouple, a bad control board or a burned-out element are often repairable, which is why the first step is a diagnosis. Age matters too: an older tank is more likely to fail again soon, and the data label on the unit usually shows the manufacture date or a serial number that encodes it. Send a photo of the unit and its data label with your request so the answer starts from the right equipment.
What affects the cost of a water heater replacement?
- The type and size you choose: a standard tank, a power-vent unit, or a tankless conversion.
- Fuel: gas or electric, and whether you are keeping it or switching.
- Venting: a power-vent or tankless unit may need different venting than the old one.
- Where it sits: basement, closet or attic, and how easy it is to get the old unit out and the new one in.
- Removal and disposal of the old unit, and any permit the job calls for.

How long does a water heater replacement take?
A straight swap of a common 40 or 50 gallon gas or electric tank is the quickest job; ask Shane how soon he can do yours. Anything that changes the setup, such as moving the heater, switching fuel or adding venting, takes longer.
How often should a water heater be serviced?
Follow the manufacturer's instructions for your model. Many call for periodic flushing to clear sediment from the tank. Popping or rumbling noises, rust-colored hot water, or moisture around the base of the tank are signs to have it looked at. If you are weighing a boiler with an indirect hot water tank, that is a different setup with its own service needs.
For a faster quote. Send with your request: a photo of the water heater and its data label, whether it runs on gas or electric, where it is in the house, and what it is doing (leaking, no hot water, pilot out).
